Lake Point Estates is located on the East Bench of the Oquirrh Mountains at the
north end of Tooele Valley. These building lots have wonderful views of the Great
Salt Lake and the Stansbury Mountains and are an easy commute to the Salt Lake
Valley via Interstate 80. Lake Point Estates Phase II consists of 22 fully developed
one acre residential building lots.
Each lot in Lake Point Estates is one-acre minimum.
The subdivision is being developed in the RR-1 (Rural Residential 1 Acre Minimum)
under Tooele County Zoning Ordinance. This zoning allows residential development
and limited rural activities including horses.
Restrictive covenants and conditions protect the integrity of the development
while providing guidelines for use and building. Some of the more important items
Use is limited to one single family home with accessory buildings
Architectural review of homes and landscape will be required prior to commencement
1,800 sq ft minimum main floor for ranch/rambler

Each lot is served with water, sewer, power, gas and phone. No need for costly

In addition to the final sales price; buyer will be required to pay seller $3,859 sewer impact fees and $1,445 water connection fee at closing. Additional charges will apply for connection fees to electricity (Rocky Mountain Power), phone (Qwest) and gas (Questar).
Buyer will receive one (1) share per lot of Oquirrh Mountain Water Company Stock. Each Lot has one (1) sewer lateral, and (1) water meter. Location of water meter and sewer lateral to be provided. Buyer should verify the location and depth of each utility prior to closing. Usage fees apply and are subject to change.
